Holding Deposit:

£500.00 is required to secure the property and take it off the market. This will be deducted from your first month rent payment before you move in to the property.

PLEASE NOTE: The holding deposit is refundable if the Landlord rejects the offer. The holding deposit is non-refundable if the tenant decides to pull out of the process or fails to pass the references.

References Fees:

£120.00 (incl VAT) for each tenant. If a Guarantor is needed, this is free of charge.

Tenants swap/additional Tenant within existing Tenancy (with Landlord's approval): Fee of £300.00 (incl VAT) to issue a new Tenancy Agreement, Reference fee of £120.00 (incl VAT) and any costs incurred by the Landlord (i.e. Inventory, Check-in, Check-out, as below)

Damage Deposit:

This depends on the Landlord's requirements, from a minimum of a month rent to a maximum of 6 weeks' rent. This may change if the tenant makes special requests (e.g. pets).

Inventory, Check-in Fees:

This is carried out by Unico Property who is a member of the ARLA Inventories.

The inventory prices vary depending on the size of the property from a studio/1 bedroom £132.00 (inc VAT), to a 6-bedroom property £192.00 (inc VAT). Check-in and Check-out fees are £60.00 (inc VAT).

The fee is per property and not per tenant.

Renewal fees:

There are no charges if the Tenancy is renewed or extended.
